For Guests
What is included in the rental?
Our properties are fully furnished and equipped for comfortable living. This includes quality furniture, bed linens, towels, kitchen essentials, laundry facilities, utilities (electricity, gas, water), and high-speed WiFi. You just need to bring your personal belongings.
How long can we stay?
Minimum stays range from 5 to 14 nights depending on the property. Most of our guests stay between 2 and 12 weeks while their home is being repaired or rebuilt. We can accommodate longer stays and are flexible with extensions if your repairs take longer than expected.
Are pets allowed?
Yes, pets are welcome at most of our properties. We understand that your pets are part of the family, especially during a stressful time. A pet fee applies to cover additional cleaning. Please let us know about your pets when enquiring so we can match you with a suitable property.
How do we book through our insurer?
If you have been displaced due to an insurance claim, your insurer or their appointed booking agent (such as FCM, BCD, or HRS) will contact us directly to arrange your accommodation. You can also let your insurer know about us if they haven't already been in touch.
Is there a security deposit?
Yes, a refundable security deposit is required before check-in. The deposit is returned after check-out, provided the property is left in good condition. This is standard practice and helps us maintain the quality of our homes for all guests.
What areas do you cover?
We provide furnished rental homes across Sydney's south, including the Sutherland Shire, Georges River, Bayside, and Canterbury-Bankstown areas. Our properties are located in family-friendly suburban neighbourhoods with easy access to schools, shops, and transport.

How does the Boutique Property Hosts rental model work?
Boutique Property Hosts (Boutique) rents suitable properties from Landlords or through Real Estate Agencies. Boutique furnishes, styles, and markets these properties to insurers and on the medium-term rental market (>21 days and <6 months). Like a typical rental, the landlord is paid weekly rent and has regular inspections.
Does this comply with relevant legislation?
This is legal providing the strata corporation has agreed (where the rental is under a strata scheme). The Tenancy Agreement also notes that the property will be leased for short to medium-term accommodation in a special term.
Why would I choose Boutique rather than a normal tenant?
We believe that professionally managed short to medium-term rental offers the Landlord many advantages over a standard long-term tenant:
Professional cleaning after every booking.
Small maintenance jobs are attended to without bothering you (e.g. light globes and batteries).
Rent is paid on time every week.
You do not experience periods of vacancy and save on re-advertising costs.
No real estate management fees (if you deal directly with us).
What happens if a guest damages the property?
Firstly, we aim to prevent damage by carefully screening our guests and holding a refundable security deposit.
Secondly, our listings have strict rules that all guests are aware of, including no parties and no smoking. Guests are made aware of this in advance and will have their stay canceled if they are in breach of these rules.
Thirdly, we have hosting insurance over the property in the unlikely event that damage does occur.
Through each step described, our objective is to leave your property in better condition than we found it.
Our reputation with landlords and guests is built upon the way we treat your property, so you can be assured that we will work hard to achieve this objective and quickly resolve any issues if they occur.
What insurance do Landlords require?
We still recommend you insure your property as you would otherwise (e.g. Landlord insurance, Building insurance directly or through your strata scheme).
