Partner With Us — Property Owners

We lease residential properties, furnish them to a high standard, and manage them as temporary accommodation. You receive guaranteed weekly rent with none of the hassle.

Why partner with us?

Our rental model offers property owners a hassle-free alternative to traditional long-term tenants or self-managed short-term rentals.

Guaranteed rental income

We sign a standard residential lease and pay rent every week, on time, regardless of occupancy. No vacancies, no missed payments.

Professional property management

We maintain your property to a high standard. Professional cleaning after every guest, regular inspections, and small maintenance items handled without bothering you.

We furnish the property

We supply all furniture, linen, kitchenware, and equipment at our cost. Your property is returned to its original condition when the lease ends.

No management fees

If you deal directly with us (rather than through a real estate agent), there are no management fees. We are your tenant — it is that simple.

How it works

1

We assess your property

We visit your property to determine suitability for our service. Ideal properties are family homes with 3+ bedrooms, a backyard, and parking — in Sydney's south.

2

We sign a lease

We enter a standard residential tenancy agreement, just like any other tenant. The lease includes a special clause noting the property will be used for short to mid-term accommodation.

3

We furnish and list the property

We furnish the home to a high standard and list it across our booking channels. Your property starts generating income immediately.

4

You receive weekly rent

Rent is paid weekly, on time, every time. We handle all guest management, cleaning, and minor maintenance.

What we look for in a property

Our guests are primarily families displaced during insurance claims, so we look for properties that suit family living:

  • 3 or more bedrooms
  • Enclosed backyard (for pet friendly accommodation)
  • Off-street parking
  • Located in Sydney's south (Sutherland Shire, Georges River, Bayside, Canterbury-Bankstown)
  • Standalone house (not an apartment or townhouse)

A proven model since 2018

We have been operating this model since 2018, managing properties across Sydney's south. Our landlords value the guaranteed income, professional management, and peace of mind that comes with having a reliable, long-term tenant who takes excellent care of their property.

Frequently asked questions

How does the Boutique Property Hosts rental model work?
Boutique Property Hosts (Boutique) rents suitable properties from Landlords or through Real Estate Agencies. Boutique furnishes, styles, and markets these properties to insurers and on the medium-term rental market (>21 days and <6 months). Like a typical rental, the landlord is paid weekly rent and has regular inspections.
Does this comply with relevant legislation?
This is legal providing the strata corporation has agreed (where the rental is under a strata scheme). The Tenancy Agreement also notes that the property will be leased for short to medium-term accommodation in a special term.
Why would I choose Boutique rather than a normal tenant?
We believe that professionally managed short to medium-term rental offers the Landlord many advantages over a standard long-term tenant: Professional cleaning after every booking. Small maintenance jobs are attended to without bothering you (e.g. light globes and batteries). Rent is paid on time every week. You do not experience periods of vacancy and save on re-advertising costs. No real estate management fees (if you deal directly with us).
What happens if a guest damages the property?
Firstly, we aim to prevent damage by carefully screening our guests and holding a refundable security deposit. Secondly, our listings have strict rules that all guests are aware of, including no parties and no smoking. Guests are made aware of this in advance and will have their stay canceled if they are in breach of these rules. Thirdly, we have hosting insurance over the property in the unlikely event that damage does occur. Through each step described, our objective is to leave your property in better condition than we found it. Our reputation with landlords and guests is built upon the way we treat your property, so you can be assured that we will work hard to achieve this objective and quickly resolve any issues if they occur.
What insurance do Landlords require?
We still recommend you insure your property as you would otherwise (e.g. Landlord insurance, Building insurance directly or through your strata scheme).
How do I get started?
Reach out to us via phone or email. We will discuss your objectives and property in order to determine suitability for our service. From here, some of our team members will meet you in person, visit the property and make a plan to get you started.
